Greyline Verify

Independent, documented verification of people, places, projects, businesses and physical assets, before an important decision is made.

What This Is

What this is.

Owners, investors and lenders relying on reports from a distance face the same basic problem: someone with a financial interest in the outcome is often the only source of information. That arrangement works well when it is honest, and poorly when it is not.

Verify provides an independent, on-the-ground record. A verified field investigator attends the property, project, business or asset in question and documents what is actually there, working to a standardised protocol agreed at the outset. Every report is reviewed and signed off by the principal before it is released.

This is documented verification, not surveillance, and it is not an accusation of wrongdoing against anyone involved. It exists to give a decision-maker a reliable, independent account alongside whatever else they have been told.

2. Property Verification

Due diligence before a purchase or lease.

  • Whether the property physically exists at the stated address
  • Whether it is occupied, vacant, or occupied without authority
  • Current physical condition and maintenance standard
  • Signs of abandonment or unfinished construction
  • Neighbourhood context and environmental observations
  • Photographic inspection with a fixed-vantage protocol
  • Ownership document checks against available public records, where formally instructed

Document checks report what available records show at the date of search. They do not constitute a legal opinion on title. A qualified local solicitor should be instructed for any matter of ownership certainty.

3. Business Verification

Independent operational assessment for acquisitions, investments, or lending decisions.

Consider an investor weighing a hospitality business purchase where the seller states a specific, high occupancy figure. Verify independently assesses whether on-the-ground operations appear consistent with what has been represented.

We independently assess whether operations appear consistent with what has been represented. We do not certify revenue figures, allege misrepresentation, or guarantee future performance. Where observations diverge materially from what has been represented, a closed site during stated operating hours, for example, or equipment that does not match documentation, this is stated clearly in the report rather than left implicit.

4. Commercial Due Diligence

Physical verification of commercial assets and operations, applicable to factories, warehouses, farms, restaurants, retail premises, schools, clinics and manufacturing plants.

6. Land Verification

Critical in higher-risk jurisdictions, particularly Nigeria.

In jurisdictions where public records may be incomplete, document checks report what is available at the date of search. Gaps in the public record do not necessarily indicate irregularity.

Sample Record

What a Verify record looks like.

Every construction-monitoring visit, one of Verify's six categories, follows the same fixed-vantage protocol. These specimens show what that produces in practice, with all client, site and personal details redacted or replaced with placeholder figures.

A Verify construction monitoring capture frame showing the fixed vantage index and full capture metadata: position, bearing, scale reference, file integrity hash and reviewing principal.
Construction & Development: every frame carries fixed-vantage positioning and unaltered capture metadata.
A month-on-month comparison of two site photographs captured from the same fixed vantage point, showing observed construction progress and one flagged exception.
Construction & Development: the same fixed vantage point, compared month to month, so progress is seen rather than described.
A specimen page from a redacted Verify construction monitoring site record, showing attendance, progress against schedule, materials observed, exceptions and the limitations of the record.
One page from a redacted specimen monthly construction-monitoring report.

These are illustrative specimens with placeholder figures from the Construction & Development category, not a real client record. Client, site and personal details on a live engagement are never disclosed to a third party.

Who This Is For

Who this is for.

Diaspora property owners and overseas investors most commonly instruct this work, alongside lenders, lessors and secured creditors verifying an asset before releasing funds, and businesses conducting pre-acquisition due diligence.

How It Runs

How it runs.

  1. A confidential inquiry is submitted through the secure intake channel.

  2. A scoping call confirms the location, the objective, and the schedule.

  3. A written instruction sets out the scope, deliverable and limitations before any field work begins.

  4. A verified field investigator attends the site, property, business or asset in question.

  5. The report is reviewed and signed off by the principal before release.

  6. The report is delivered securely, with a named point of contact available for questions.

Illustrative Examples

How this looks in practice.

The following are illustrative examples of how Verify is typically used, not accounts of specific client engagements.

Monthly construction monitoring

A family funding a house build overseas instructs monthly Verify attendance. Each visit checks stage completion against the architectural plan, materials on site, workmanship and contractor attendance, giving the family independent oversight between their own visits, and advance warning before releasing a payment tied to a stage that later turns out to be incomplete.

Pre-acquisition business assessment

An investor considering a hospitality business acquisition has been given a specific occupancy figure by the seller. Verify independently observes customer traffic, operational activity, facility condition and local reputation over several days, so the investor can weigh the seller's claim against what was actually observed before agreeing a price.

Pre-contract land purchase

A buyer preparing to acquire land instructs Verify to confirm the physical boundary against the survey, check for encroachment or undocumented occupation, and review available ownership records, before instructing local counsel to proceed.

Asset finance verification

A lender financing heavy machinery instructs Verify to confirm the equipment exists at the stated location, matches its serial numbers and documentation, and shows evidence of active use rather than sitting idle, before releasing funds.

Limitations and Scope

Limitations and scope.

This work has defined boundaries, stated plainly so a client knows exactly what a Verify report does, and does not, establish.

  • In jurisdictions where public records may be incomplete, document checks report what is available at the date of search. Gaps in the public record do not necessarily indicate irregularity.
  • Findings are based on observation on the date of attendance and information available at that time. They support a client's own decision-making and do not replace legal, financial or engineering advice.
  • Imagery is captured with the site owner's or operator's authority where required. Any identifiable third party appearing incidentally is obscured before release, and material is stored securely with chain-of-custody documentation throughout.
